Bull Homes was founded on a simple frustration with how the renovation industry handed off responsibility — between architects, permit consultants, and contractors — and how that handoff failed homeowners. We collapsed it back into one firm.
Bull Homes started with a single observation: most GTA homeowners trying to add living space to their home — a basement apartment, a backyard suite, an addition — were forced to assemble a project team themselves. Hire an architect. Hire a permit consultant. Hire a builder. Hope they communicate. Hope no one drops the ball.
What we saw was projects routinely going 30–50% over budget because nobody owned the full path. Designs that looked great but couldn't be permitted as drawn. Permits granted but built differently than approved. Builders pricing optimistically and discovering scope mid-project.
We built Bull Homes to remove every handoff. Design, permits, financing paperwork, and build all live under one firm. One project manager from feasibility to occupancy. One fixed-price quote. One warranty. One firm responsible.
We aren't the cheapest option in the market — that's not the goal. We're the firm that delivers what was quoted, on the timeline that was promised, with the paperwork in order. For the homeowners who care about that more than they care about saving 8% by gambling on coordination, we're the right call.
If we quote a number, that's the number — barring scope changes you authorize. We absorb the small overruns that come with construction. The estimate-with-contingency model in this industry is a structural failure, not a feature.
We treat permit applications, financing paperwork, and inspection coordination with the same care as the build itself. A perfect renovation built on the wrong permit is a future legal problem. We don't ship those.
Two years of workmanship warranty, backed by a real WSIB-licensed firm with $2M+ liability coverage and Tarion registration where applicable. Most issues never happen. The ones that do, we fix.
The contractor industry has plenty of operators who shouldn't be trusted with your home. The credentials below aren't a flex — they're the minimum bar.
